What a Chimney Inspection Is For

Condition. Clearing deposits is what cleaning and sweeping are for; an inspection is the service you want when the question is whether the chimney is sound — whether brickwork has cracked, whether water is getting in, whether the flue is drawing as it should, whether something has moved. It answers a question rather than doing work on the chimney.

That is also its limit. An evaluation covers what can be seen and reached, and parts of a chimney cannot be assessed that way. Anyone telling you the whole system has been established from the fireplace and the ground is overstating it.

Signs You May Want a Chimney Evaluation

Something has changed. Smoke coming back into the room when it did not before. A damp patch or staining on the wall or ceiling near the stack. White salt marks on the brickwork outside. Cracked or spalling brick, or mortar dropping out of the joints. Rust on the damper. A cap or crown that looks damaged from the ground.

Events rather than dates are the usual trigger: weather damage, a chimney fire, a change of appliance or fuel, or a property you are looking at and know little about. There is no fixed schedule here — what matters is whether the condition of the chimney, or the way it behaves, has changed.

The Three Inspection Levels

How far an inspection goes is described in three levels, and which one applies depends on why the chimney is being looked at. Level 1 covers the readily accessible parts — what can be seen and reached from the fireplace end and from outside. It is the usual choice when nothing has obviously changed and the chimney is in continued service under the same conditions.

Level 2 goes further, taking in accessible areas the first does not and adding a look inside the flue itself. It is what people generally want after a chimney fire, weather or earthquake damage, a change of appliance or fuel, or when a property is changing hands. Level 3 is the widest scope, for cases where a serious problem is suspected and reaching it means opening up part of the structure.

Looking Inside the Flue With a Camera

Some of a flue simply cannot be judged by eye. Sending a camera down its length lets the interior surfaces — joints, cracking, gaps, obstructions, deposits — be looked at directly rather than inferred from what is visible at either end.

It is worth doing when the fireplace has started behaving differently and the visible surfaces do not explain it, after any event that could have damaged the flue, or before committing to repair work where the extent matters. It is the difference between knowing the flue is sound and assuming it.

Chimney Inspection or Fireplace Inspection?

Different parts of the setup. Fireplace inspection is the appliance end — the fireplace itself and how it is behaving. A chimney inspection is about the chimney: the structure, the flue, and where they meet the house.

If what is bothering you is the fireplace rather than the stack above it, start there instead.

When Inspection and Repair Are Different Services

An evaluation tells you what the chimney appears to need. Putting it right is separate work: chimney repair is the general case, with chimney masonry repair for cracked or spalled brickwork and chimney liner repair where the liner is what has failed.
